The Marketing Analyst assists the Senior Marketing Manager in designing, implementing, assessing and managing marketing and advertising plans with the primary goal of generating online and on-site traffic of qualified prospective residents to the communities within EPC’s portfolio. Based on the understanding of corporate goals, analysis of trends and assessment of previous initiatives, the Marketing team designs above-the-line and below-the-line initiatives such as advertising campaigns, communication plans, promotions, and events. In addition, the Marketing team leads the company’s efforts to understand the profile and behavior of our customers and defines segments that allow the execution of tailored activation plans. Among other responsibilities, the Marketing Analyst develops weekly, monthly and quarterly reports to develop a comprehensive understanding of the portfolio’s marketing results and the performance of sub-markets, including notable market trends.
Responsibilities
Marketing and Advertising
Assist the Senior Marketing Manager in executing the annual marketing plan for each property, which includes signage, communication materials, promotions, resident retention programs, events and advertising initiatives.
Assist the Senior Marketing Manager in developing marketing and advertising campaigns to position our communities among our target customers to achieve property’s occupancy and resident retention goals.
Support the creation of appealing and effective plans to be delivered via the most efficient channels to attract the most qualified prospective customers.
Assist in the design and implementation of advertising and promotion initiatives that foster leasing and resident retention.
Develop printed and online materials for all of the company’s advertising initiatives.
Coordinate an online and social media positioning and execution plan that includes community websites, reputation management and online presence.
Contribute to generate the community branding and signage.
Aid in the execution of plans to re-launch and reposition communities after the execution of significant value-add initiatives and strategies.
Support the execution of events that foster community building, improve resident experience and provide a sense of value-for-money for residents.
Perform market analysis and mystery shopping of competing communities to determine the relevant features for target customers that differentiate our properties.
Perform customer segmentation and analysis using surveys, reputation scoring, and customer feedback.
Support the existing customer loyalty programs.
Negotiate sponsorships and partnerships with major employers, educational institutions, religious centers, sport complexes, and retailers.
Coordinate with external agencies to execute specific activities for the properties.
Oversee resident communication to maintain consistency throughout the portfolio.
Develop content for press releases.
Document relevant marketing processes.
Financial
Support the Senior Marketing Manager in developing and managing the annual marketing budget for the communities
Analyze yield and expenditure of marketing initiatives to determine maximum return on dollars spent.
Resident Retention
Participate and collaborate with other team members in planning and organizing resident activities and events for enhancing customer satisfaction.
Promote positive resident relations through courteous and timely response to resident needs and concerns through online platforms.
Administrative
Use problem solving skills and best judgment to handle unpredictable situations as they arise.

Requirements
Qualifications
College degree, preferably a Marketing degree or related fields.
At least three years of experience in marketing, public relations, and/or digital advertising and social media platforms; real estate experience is a plus.
Must have experience in market analysis, development of marketing campaigns, budget creation and management, and; experience in the USA is a plus.
Knowledge of online platforms and social media management.
Proficient in English.
Strong organization skills and excellent verbal and written communication skills
