We are seeking a professional to identify, evaluate, and manage real estate acquisition opportunities through strategic information analysis, active property searches in the market, and close collaboration with insurance agents, real estate brokers, and other key players. The goal is to develop solid investment theses and lead negotiation processes prior to purchase or sale, aligned with the business's vision and goals.
What You'll Do
Opportunity Sourcing: Identify and source acquisition opportunities within the company's asset sectors (including off-market deals) and monitor market trends, competitor activity, and industry developments.
Strategic Relationships: Build and maintain relationships with brokers, property owners, and other industry professionals to generate consistent deal flow.
Financial Analysis & Research: Perform detailed financial analyses (including cash flow modeling, property valuation, and scenario analysis) and market research to evaluate the feasibility, performance, and risks of properties across different geographic locations.
Due Diligence Management: Coordinate due diligence processes with third parties, encompassing property inspections, legal reviews, and environmental assessments.
Strategy & Reporting: Collaborate with senior management to develop and refine the investment strategy. Prepare and present detailed investment analysis documents to the investment committee, highlighting key risks, opportunities, and financial returns.
Negotiation & Closing: Manage the acquisition process from the Letter of Intent (LOI) to closing. This includes negotiating contracts, overseeing the drafting of Purchase and Sale Agreements (PSAs) and financing documentation, and ensuring acquisitions meet the firm's financial objectives and risk tolerance.
Transition & Value Creation: Collaborate with the asset management team during the post-acquisition stage to ensure a seamless transition and contribute to value-add strategies for existing assets in the portfolio.
What We're Looking For
Education: Bachelor’s degree in Finance, International Business, Economics, Business Administration, or a related field. (A Master’s degree in finance or business, and a diploma/specialization in real estate financial analysis are highly desirable).
Language: Advanced English.
Experience: 3 to 5 years of experience, with proven knowledge of the U.S. real estate market.
Technical Skills: Proficiency in real estate search platforms (Crexi, LoopNet, CoStar, etc.), commercial property valuation, due diligence management, and profitability and risk assessment.
Profile: Strategic thinking, excellent critical analysis skills, and proactivity. Outstanding negotiation, leadership, communication, time management, and interpersonal skills.
Availability: Willingness to travel.
